  • Great Price – With multiple offers and our process around that, we were able to negotiate $10,000 over list price, a quick closing date and only minor necessary repairs needed for buyer to bind insurance (we know what these are).  We’re in a seller’s market after all…    

    Foreign seller (China)

    • 13-hour time difference
    • Coordinated with local title company to arrange delivery of closing documents to seller notarizing of documents with Chinese Consulate
    • Involved complicated FIRPTA process (special tax laws for foreign sellers-provided recommendation for FIRPTA CPA)

    Construction Management – To achieve highest price possible, while seller was located overseas, our talented team at Kitchell Group coordinated with 7-8 different contractors to assist seller in:

    • Pricing and coordinating repairs & upgrades
    • Installing of new roof (past end of useful life-proactively recommended 4-pt.inspection prior to listing)
    • Addressing a sprinkler leak that occurred after listing and prior to closing.
    • Maintaining the home (pool, lawn maintenance/lawn treatment – we provided recommended vendors)

    Virtual Staging of Photos (Home was Vacant)

    • We work with terrific photographers that do amazing virtual staging (see before & after photos below) so that these visuals are imprinted in buyers’ memories prior to visit vacant homes.  This helps them visualize how the layout will work for them and also presents a strong and impressive image of the home.  We pay for up to 5 photos  

    Above & Beyond

    • When seller received a large water bill due to an underground broken sprinkler line, our team notified the seller of a potential credit available to the seller from the city water dept.  Due to our client being a foreign owner, they were not aware of this option.  We contacted the city and connected the seller with them to coordinate receipt of a large credit on their water bill in the HUNDREDS of dollars.
